Where sellers lose money

After watching many family sales unfold, the pattern is consistent. Sellers rarely lose money on commission — they lose it in these three places:

  • Overpricing at launch. The first two to three weeks attract the most attention a listing will ever get. Price above the evidence and that window passes quietly; the eventual correction often lands below where a realistic launch price would have.
  • Unprepared viewings. Buyers decide in minutes. Poor lighting, clutter, and unexplained defects invite low offers even when the flat itself is good.
  • Weak negotiation posture. Accepting the first workable offer because "the buyer might disappear" — without testing it — regularly leaves five figures on the table.

Selling questions, answered

Typically two to four months end to end: several weeks to secure the right buyer, then roughly eight weeks from HDB's acceptance of the resale application to completion. Realistic pricing from day one is the biggest factor — overpriced listings sit, then sell below where they should have.

Main items: agent commission (agreed in writing before listing), legal or conveyancing fees, and — for private property sold within four years of purchase — Seller's Stamp Duty. HDB sellers also refund CPF used plus accrued interest, which shifts proceeds from cash back to CPF rather than being a true cost. I provide a full proceeds estimate before you commit to selling.

Almost never a full renovation — most buyers redo interiors to their own taste, so big spends rarely return their cost. Lighting, paint touch-ups, decluttering and fixing visible defects usually deliver the best return. I'll walk your unit and tell you specifically what's worth doing.
